Here are some helpful tips to keep your furniture looking great.  A little tender loving care goes a long way to keeping your furniture looking beautiful.

Always, always, always read the manufacturer’s care instructions.  You could permanently damage your furniture using the wrong cleaning materials.

Wicker furniture can be cleaned using a hose or pressure washer, 1200 – 1350 psi, a low setting is best.

  Simply remove the cushions and spray off dirt and spills. Dry furniture with a dry soft cloth, unsealed wicker absorbs moisture like a sponge. Vacuum, dust/dirt from wicker furniture with brush attachment going with the weave. If the wicker is especially dirty, use a sponge, mild soap and cold water to wash. Dry with dry soft cloth. For outdoor wicker furniture apply a paste wax to the frame to keep it shiny and water-resistant. Some types of wicker are weather-resistant, making care easier. Store cushions indoors and keep frames covered during the off-season. Try to keep wicker furniture away from direct sunlight, radiators, heating ducts, fireplaces, and wood burning stoves. As dry wicker has a tendency to split. Before using again allow wicker furniture to dry completely.

Upholstered Furniture should be cleaned according to the manufacturers instructions.  If you do not have the instructions contact the service department of where you purchased your furniture.

  Test cleaning product in a not easily seen area first. Preventive care is possibly the best way to care for upholstered furniture.  Most fabrics have protection that will last for years but that does mean you shouldn’t not care for your furniture. Keeping upholstered furniture clean is important.  Spills, dust, soil seep into the fabric and cushioning which will cause break down. Brush upholster furniture with upholstery brush or whisk broom. Remove cushions, if possible, vacuum frame of furniture using brush attachment. If considering shampooing or dry cleaning upholstered furniture, please refer to manufacturer’s instructions.  Remember, it is important to know what kind of material your caring for before using or doing something that could cause permanent damage. Also, check your local directories for professional cleaning services. Apply stain guard after purchase or a professional cleaning will help protect your furniture fabric.

Leather furniture can easily be maintained; knowing the type of leather material will go a long way with cleaning maintenance.  Always refer to manufacturer’s instructions when caring for furniture.

  Clean, dust furniture with a soft cloth or vacuum with soft brush extention. Clean spills immediately. If leather furniture is unsealed, dust and clean then seal with water repellant protection.  Unsure if sealed or not: test by placing a couple of drops of water in an inconspicuous location and watch to see if the water is absorbed.  If it is absorbed quickly your leather furniture needs to be sealed. Sealed leather furniture can be wiped down with a soft damp cloth with mild soap. Tougher stains use leather furniture cleaner.  Refer to manufacturer’s instructions for recommendations. To help keep furniture from fading or drying out keep leather furniture out of direct sun light and away from heating vents. Occasionally using professional cleaning products is recommended to maintain leather quality and softness.  Again, refer to manufacturer’s instructions for recommendations. Check your local directories for professional cleaners and restorers.

Aluminum, wrought iron and steel frames require cleaning with water and mild soap. Many modern metal frames are rust-resistant or rust-free. If your metal furniture is not, paste wax or naval jelly can be used to protect from corroding or rusting.

 

Wood Furniture should be care for regularly especially if used every day.

o       Dust and clean furniture with damp cloth and mild soap regularly.  Lift objects from table, do not slide across surface.

o       Avoid using abrasive cleaning materials when cleaning wood furniture.  Use specialize wood furniture polish and/or oil occasionally for furniture treatment and care. Refer to manufacturer’s instructions for recommendations.

o       Use coasters, table runners or clothes to help protect furniture from everyday use

o       Minor damage to solid hardwood furniture can be repaired quickly and effectively with the right materials, a bit of elbow grease, and some careful attention to detail. More complex repair or refinishing jobs are best left to professionals. Refer to manufacturer’s instructions.

o       Keep out of direct sun light and away from heaters, radiators and heat vents.

o       Do not set extremely hot or cold items directly on wood furniture; use a pot holder.

o       Check your local directories for furniture restorers, if needed.

Real Estate is a booming industry. I recently became a licensed real estate agent after using an online real estate school. I thought it might be helpful to share some tips with others that are considering a career in real estate. Making sure you choose the right real estate school to fit your goals and needs is an important first step. My tips for choosing the right real estate school include:

Number of Years the Real Estate School Has Been Operational
Look at the number of years that a particular real estate school has been operating for. If the school has been operating for more than a decade, such as (and this is just an example) the Champion School of Real Estate (operational for the last 23 years), it means that it has a lot of experience. These schools will have an established curriculum, which is been constantly updated to meet the requirements of the realty business. Such real estate schools would also generally have quality instructors and tutors..

Types of Real Estate Education Available
After you have zeroed on a particular school, find out the types of education that they offer. Many real estate schools offer classroom, correspondence, online and CD material as course material.

Classroom training
Classroom training has its advantages. There is a close interaction between the instructor and the student. Most real estate schools will conduct regular, evening as well as weekend classes to suit the requirements of the students. Choose the one which benefits you the most.

Correspondence
The second alternative for real estate schools are correspondence courses or home study courses. Normally the exams are open book examinations. The advantage is that you can study at your own pace. Examinations can be taken at the school campus or at any library or public place as designated by the school. All material must be read and understood by the students within a time frame of 90 days or as designated by the real estate school.

Online study
The third alternative for completing your real estate education is online study, and was the option I selected. Real estate schools that offer this type of education generally make their lesson plans and materials available by download (generally .pdf format) for the various courses. All materials and correspondence is done via email. Generally, online real estate schools are very easy to enroll in, and many consider them the easiest and quickest way to getting started in a real estate career.

The student generally just has to choose the course(s), create a profile, provide the billing information, and confirm all the details after which they can download all the course material. When evaluating online real estate schools, be sure to check that all materials matches the state educations requirement for real estate agents, and the schools is accredited to provide an education that can lead to your license.

CD Material
The last alternative is CD material that is shipped to the student after payment is made. Fewer real estate schools are offering this option as most move to more convenient online study.

Real Estate School Coursework
Course material should match the requirements of your State’s education board / commission for real estate licensing. Check whether the course material for the real estate school fulfills the criteria of the state education board. For example, if you are looking to become a licensed real estate agent in Texas, make sure that the course content has the following:

1. Principles of Real Estate core real estate course [60 classroom hours]
2. Law of Agency core real estate course (30 classroom hours)
3. Law of Contracts core real estate course (30 classroom hours)
4. An additional core real estate course (30 classroom hours)
5. Another four semester (60 classroom) hours in  core courses or in  related courses acceptable to the Commission.

All states have requirements, which must be met for becoming real estate agents, brokers and realtors in their respective states. Students should ensure that the schools are providing them the requisite education to enable them to pass the examinations. Real Estate Licensing and Continuing Education (CE) requirements are different for each state. Before enrolling, find out whether the schools match the criteria as laid down by the state. Talk to School Alumni or Seek other References
Lastly, it is important to talk to the alumni of the real estate school that you wish to enroll for. They can give you insight about the course material, the quality of the instructors as well, the quality and the validity of its course material (whether the course material is relevant and up to date or not) and the job opportunities that one can get after passing from a particular real estate school. If you do not have access to alumni, ask the school if they have other references or people you can contact. If they are unable or unwilling to provide these, that is a red flag about the school you should be aware of.

Remember, you want to make your kitchen up-to-date while also avoiding doing things that require having a very specialized taste. For example, installing pink cabinetry might seem great to you, but may be horrid to many potential homebuyers. Go for a modern look without going too wild with your color choices.

Tip #5:  Keep Your Eye Out for Deals

If you have the time available, it is also a good idea to keep an eye out for great deals on materials and appliances before you get started. Home improvement stores regularly have special deals that can save you hundreds or even thousands of dollars. So, take your time to explore your options and to wait for discounts to become available. This way, you can invest even less money on the remodeling project while still enjoying the same benefits.
